CASE STUDY STRATA LOT: EXPERTISE PAYS OFF IN DOUBLEVIEW
WHEN you are faced with a challenging block it pays to call in the development specialists – even when building one home, two or more. Switch Develop tackled a small strata lot on a busy street in Doubleview for clients who wanted to build a new home for themselves. With overhead power lines, a traffic island and new properties already built either side, the 217sqm block presented its fair share of design and access problems.
Switch Homes Sales Manager, said the owners’ decision to call in the experts proves you don’t have to be building a duplex, triplex or multi-unit development to benefit from their design and construction know-how. “With everything from restricted access to a power pole on site, this single home demanded the high level of expertise that a property development specialist can bring to the table” . “There’s a lot more involved in a strata build, whether it’s a number of units or just the one property. A specialist development team has the experience, knowledge and support that’s needed to handle this type of build and will always save you time, money and stress.”
Switch Develop even liaised with the City of Stirling and Western Power to arrange the relocation of the power pole before construction began on the home, which won two HIA awards, including top honours for best overall small-lot housing project.
Designed as an ‘upside down’ house with the living area and master suite on the second floor to capture views across a park, the home makes the most of a block that is just 11.98m wide and 18.1m deep. A skillion roof and clean lines create striking street appeal, while raking ceilings in the large freeform kitchen and living area flow out to the generous entertaining balcony for an added sense of volume, height and space on the small site.
The owners love to entertain so there’s a sizeable alfresco on the ground floor, in addition to the balcony above with its own outdoor kitchen. “Because the clients were building this home for themselves they invested in a more generous specification, with a higher level of detail in the cabinetry, fittings, ceilings and roof design” . “The design and the finish were the priority, not the budget.”
The clients, who had built previously outside of Western Australia, bought land in Doubleview because it is close to the beach, the city, public transport and great shops. “Despite the challenges it presented, their small block not only gave them the chance to build a fabulous new home to enjoy, but it also represented an attractive investment opportunity” .
